GP premises — switching from notional rent to cost rent, has anyone done this?

Our lease is coming up for renewal and the district valuer's notional rent assessment came in much lower than our actual rent. We're considering whether to switch to cost rent. Has anyone navigated this recently? What are the risks and what does the process look like with NHS England?
